Market settles on value for land with feedlot, houses and wetlands

Winning bids range from $2,400 to $7,200 in summer land auctions.

Land next to Brookings sells
About 75 acres of farmland within the Joint Jurisdictional Zoning area of the city of Brookings and Brookings County, S.D., sold for $4,350 per acre. Land with wetland easement sold
Wetland Trust America accepted $2,450 per acre in July for a 160-acre farm it owned in Hyde County, S.D. The property has a waterfowl management rights easement. Drainage ditches to four wetlands had been blocked and filled to restore natural conditions to four wetlands covering about 12 acres. Two rock piles also had been buried. 480 acres with feedlot sold for $8K/ac.
About 480 acres in Grant County, S.D., with a 500-head livestock feeding facility sold for $7,292 per acre at an auction in June. About 400 of 480 acres was “very productive tillable land,” the sale bill said. “There are two well-kept homes and numerous up-to-date buildings. All feedlots have concrete aprons and are lined with fly ash base to eliminate mud and erosion. Kingsburgy County land tops $6,600/ac.
About 260 acres of land in Kingsbury County near DeSmet, S.D., sold in two tracts in July. Tract I sold for $5,125 per acre. It has about  97 acres of tillable ground “ideal for raising corn and soybeans,” according to the sale bill. Tract II, with 160 acres, sold for $6,600 per acre. Bon Homme farm brings $6,026/ac.
A 154-acre farm in Bon Homme county, S.D., sold for $6,026 per acre at an auction in July. The farm consists of 140 acres of nearly cropland acres. More aces could be broke to farm at the old building site on the property, the sale bill said. “There is a very favorable cash rent lease on the property for 2016, and rents will be prorated to closing. Deuel County farm brings $5,050/ac.
A 217-acre farm in Deuel County, S.D., sold at a June auction for $5,050 per acre.  The sale bill described it as a “strong corn and bean farm.” The Class I and II soils had an overall productivity rating of 80.5. There were 189 tillable acres. Waterways and roads covered the remaining acres. The property bordered Interstate 29.
