Land sales warmed up in mid-winter. A farm in Moody County, S.D., which often has some of the highest land prices in the Dakotas, sold for $7,200 per acre. We also have results from public auctions in Ward, Divide and Oliver counties of North Dakota and Minor, Lincoln and Spink counties of South Dakota.

Moody County, S.D.

Approximately 152 acres in Moody County, S.D., that had been in the same family for 130 years sold in February at an auction for $7,200 per acre. Approximately 95% of the farm is tillable. The farm has a .793 soil rating from the county assessor and an 80.3 productivity index from Surety Agri Data.

Ward County, N.D.

Approximately 640 acres of crop, pasture and hunting land in Ward County, N.D., sold in several tracts for an average of $937 per acre. Sale prices per tract ranged from $775 to $1,250 per acre.

“The cropland has strong cropping history with good Soil Productivity Indexes, the sale bill said. “The pasture has excellent grazing with good water source.

Minor County, S.D.

A quarter section of farmland in Miner County, S.D., brought $3,800 per acre at an auction Feb. 5. According to the Farm Service Agency, 127 acres of the parcel are tillable.

Divide County, N.D.

Approximately 796 acres of cropland and 131 acres of pastureland sold in four tracts. The parcels sold for $525, $750, $1,500 and $1,550 per acre for an average of $1,095 per acre.

“Exceptional producing land for corn, soybeans and wheat,” the sale bill read. “Property has a very strong Soil Productivity Index (SPI) much of it in the 70s to 80s! The pasture has excellent grazing with good water source and fencing.

Lincoln County, S.D.

Approximately 220 acres Lincoln County, S.D., sold in two tracts of 145 and 75 acres for $7,000 and $6,250 per acre, respectively, at an auction Feb. 5.

Approximately 320 acres of cropland near Redfield in Spink County, S.D., sold for $3,964 per acre.

Oliver County, N.D.

Approximately 640 acres in Oliver County sold in four parcels for an average of $1,605 per acre. Approximately 546 acres were cropland.
