Winter land auctions warm up market

Several small and large tracts of farmland and pasture in the Dakota sell at auctions.

Small and large tracts of farmland sold at auction this winter in the Dakotas. They ranged from 40 acres in Moody County, S.D., to 2,300 acres in Mellette County, S.D. In North Dakota, a “nice square quarter” in Cass County and 624 contiguous acres in Grand Forks County were sold. Check out the prices for those and farms:

40 acres in S.D. brings $10,200/a
Forty acres of cropland in southern Moody County, S.D., between Dell Rapid, S.D., and Jasper, Minn., sold for $10,200 per acre at the auction this winter. The property was almost 100% tillable. Square quarter in N.D. sells for $4,412/
A “nice square quarter” section of cropland in northern Cass County, N.D., sold for approximately $4,412 per acre in a written bid auction. Handed down for 140 years
One hundred fifty acres in Yankton County, S.D., that had been in the same family for 140 years sold for approximately $6,405 per acre at auction this winter. “Currently this fertile land exudes stability and strength with mainly Class II clay soils ranked at an 88%,” the sale bill says. “Boasting of over 142 acres of Class II soils ranked at an 82% and higher, this farm offers 151.44 crop land acres.” The balance of the quarter section was made up of two tree-filled draws for water flow and to hold wildlife. $1,200/a for N.D. land in CRP
Approximately 624 contiguous acres that had been in the Conservation Reserve Program in Grand Forks County, N.D., sold for $1,200 per acre. The land was a good candidate for tiling, the sale bill says. The seller had completed a CRP contract re-enrollment form and requested a 10-year contract. Lincoln County, S.D., land sells for $8,500/a

$930/a for 2,240 acres
Approximately 2,240 acres of cropland and pasture with 120,000 bushels of grain storage in Mellette County, S.D., sold for $930 per acre in an auction. “Add excellent quality cropland and grassland and/ or grain storage to your operation,” the sale bill says. “The property also offers some terrific hunting opportunities for mule and white tail deer, turkeys and other small game. $3,150/a buys Yankton County, S.D., land
Approximately 156 acres of cropland and pasture in Yankton County, S.D., sold for $3,150 per acre at an auction. The property consisted of 69 acres of tillable land. “The rolling pasture hills would make for excellent deer and pheasant habitat, supported by a spring-fed creek running though the valley.
