Land with ‘more’ brings more money

Sale of the month: South Dakota cropland close to ethanol plants and grain elevators sells for $8,200 per acre at public auction.

There may be a lot of high-quality cropland for sale, but tracts near ethanol plants and grain elevators are extra special, as evidenced by the price they commanded at a recent auction.

The same can be said of land that provides “endless possibilities” for farming, bin sites, commercial ventures and new farmsteads. Check out those and other land auctions.

Hobby farm with cropland
A “uniquely situated and conveniently quaint” quarter of land in Kingsbury County, S.D., brought about $4,423 per acre in an online auction. The property included a 12-acre high-ground acreage site with mature trees and a sturdy Quonset overlooking a 26-acre pond.

“The setting truly is charming and offers the rare opportunity to make it your own hobby farm with protected pasture and country views in a wildlife friendly area,” the sale bill said.

$5,600 per acre buys Moody County, S.D., farm
A bid of $5,600 per acre topped the auction for 156 acres of cropland, pasture and Conservation Reserve Program ground in Moody County, S.D., in February. The farm included a 1½-story house. Lincoln County, S.D., land sells for $8,200
Cropland in Lincoln County, S.D., located near ethanol plants and grain elevators sold for $8,200 at a public auction in February. The land was ready to farm this year. It has a county soil rating of .753 and an Agridata/Surety productivity rating of 68.2. Predominate soils are Moody-Nora silty clay loams on 6% to 10% slopes and Moody silty clay loams on 2% to 6% slopes. On Canadian border
About 93 acres on the Canadian border in Bottineau County, N.D., sold for $1,306 per acre in a recent written bid auction. — Auction managed and conducted by Farmers National Co. FarmersNational.com.

$6,100 per acre for land with ‘endless possibilities’
About 40 acres located along Highway 18 in Hutchinson County, S.D., sold for $6,100 per acre at an auction in February. “The property affords the new buy endless possibilities for farming, grain storage, commercial ventures or even the possibility of a new home,” the sale bill said. ‘Heavy hitting dirt’ correction
The sale price was wrong in a land sale report titled “Heavy hitting dirt sells” (February 2019, page 54). The corrected version is as follows: Approximately 640 acres, described by the auctioneer as “heavy hitting dirt” in Beadle and Brown counties of South Dakota, sold for $2,500 per acre at an auction this past summer. The land had strong eye appeal and nearly level to gently rolling topography, according to the sale bill.
