Wyoming ranchers add to holdings

Two recent sales occurred after sellers reduced the asking price.

Two Wyoming ranch couples recently added to their landholdings.

East-central Wyoming
The owners of a large cattle operation and hunting business purchased the 9,660-acre Walker Creek Ranch, 15 miles northeast of Douglas in Converse County.

This is the second large ranch that Brad and Heather Reese have bought in recent months from Casper, Wyo.-based landowners Chris and Kelly Burrows, who run both cattle and sheep.

The Walker Creek Ranch was originally listed for about $6.3 million, or $652 per deeded acre, but the asking price was dropped to $4.65 million, or $481 per acre — a reduction of 26%. The actual selling price was not available.

The ranch, which was offered by Clark and Associates Land Brokers, was listed as a highly productive, low-overhead grass operation that came with 400 acres of state lease lands. It was owner-rated at 400 cow-calf pairs year-round, or 800 yearlings during summer.

Ample water is provided throughout the ranch via reservoirs; wind, solar and electric-powered wells; and underground pipeline.

Other improvements include a 1,700-square-foot house, two detached garages, a shop, several farm utility buildings, a calving barn and a new set of corrals.

An additional appeal, especially since the new owners operate an outfitting business, is the outstanding habitat for mule and white-tailed deer, pronghorn antelope and wild turkeys.

Real estate taxes for the deeded land and improvements are approximately $5,000 per year.

Western Farmer-Stockman reported in April that Brad and Heather Reese, who operate the Rockin’ 7 Ranch, added to their holdings by purchasing the 9,175-acre Two Creek Ranch in southeast Wyoming from Chris and Kelly Burrows.

That transaction came with 360 state and federal lease acres.

The Reeses, in turn, sold approximately 3,000 acres of the Two Creek Ranch to Marian Johnson of Lingle, Wyo. The ranch, in Goshen County near Jay Em, was also listed by Clark and Associates Land Brokers.

Southeast Wyoming
Kenneth Eickhoff of Casper, Wyo., sold his scenic 540-acre Buckhorn Ranch near historic Fort Laramie, Wyo., to local agricultural producers William and Amy Connelley.

The ranch was originally listed for $1.179 million, or $2,183 per acre, but the asking price was dropped to $980,000, or $1,815 per acre — a reduction of 17%.

The actual selling price was not available.

The ranch was owner-rated at 50 cow-calf pairs for seven months. The transaction included two modest homes and two solar-powered water wells for livestock and wildlife. The ponderosa pine-dotted hillsides and grasslands provide habitat for deer, pronghorn antelope, wild turkeys and upland gamebirds.

The ranch was listed by Clark and Associates Land Brokers.
