Seller’s market for Nebraska land

Low interest rates and high commodity prices are driving up land sales.

Land is selling strong, and at values more than 30% higher than one year ago, according to BigIron Realty. It is a seller’s market these days.

There are plenty of buyers, according to BigIron, with interest rates still considered low and higher commodity prices driving up land sales. Marketing time to sell a farm in an online auction is between six and eight weeks.

The following are several of the most recent sales in Nebraska, this month all courtesy of BigIron Realty.

Northeast

Madison County.  A total of 76.92 acres sold at online auction for $569,208. This pivot-irrigated farm is just off Highway 275 and has good gravel road access. The sale includes a 10-tower Electrogator center pivot, John Deere power unit with generator, Randolph gearhead with pump and a 1,000-gallon fuel tank.

East

Merrick County. A total of 78.5 acres sold at online auction for $737,900. This farm is pivot-irrigated with a seven-tower Valley pivot. New auto-reverse and stops have recently been added. There are 72.89 irrigated acres, according to the Central Platte Natural Resources District. The south well was reworked in 2014 by Nunnenkamp Well Company Inc.

The tenant owns the power unit and fuel tank, which does not go with the sale. There is a 15,000-bushel grain bin on the property, according to the Merrick County Assessor’s Office. There is excellent access by blacktop road, and it is close to local markets, including an ethanol plant.

Seward County. A total of 66.18 acres sold at online auction in two tracts for $604,271. It is a rare piece of property within the city limits of Seward, Neb. It has excellent potential for development or multiple-use possibilities. It was planted to corn in 2021, which was harvested.

The property is currently zoned I-1 (limited industrial district), the most liberal industrial zoning within the city, and can allow for multiple industrial uses. The entire parcel is in the tax increment financing district, which the city has approved for light industrial purposes. Another use type that would be possible for this parcel is residential or multifamily. Utilities are available on the north and south side of the property and can support large-sized development.

Fillmore County. A total of 395.827 acres sold at online auction in three tracts for $4,692,382. Tract 1 includes 163.723 acres. This pivot-irrigated farm is rolling with good drainage and county road access. Included in the sale is a seven-tower Valley pivot, electric motor, well, pump and panel. Located in the northwest corner are three grain bins with drying floors, aeration fans and an approximate capacity of 36,500 bushels.

Tract 2 includes 152.104 acres. This pivot-irrigated farm is rolling, has good drainage and county road access. Included in the sale is a seven-tower Valley pivot, electric motor, well, pump and panel. Tract 3 includes 80 acres. This excellent tract of land has good production history, lies flat and has good access via county road. Included in the sale is a seven-tower Zimmatic pivot, 60-hp motor, panel, well, pump and fertilizer tank. After 2021 harvest, cattle manure was spread on this tract.
