Nebraska land prices remain strong

Here is a look at some recent land sales in the state.

Land prices are very strong. Land is selling for sometimes up to 40% more than just one year ago, according to BigIron Realty.

New- and old-crop corn prices are high, so this income potential helps the land market to favor sellers. With interest rates going up, many farmers are buying now to lock in lower interest rates, BigIron says.

The following are several of the most recent sales in Nebraska:

East

Hamilton County. A total of 131.99 acres sold at online auction for $1,451,890. This is a pivot-irrigated farm located in the heart of corn country, close to an ethanol plant and local markets. This farm lies flat to sloping and has good county road access. The eight-tower and three-tower Valley pivots belong to the tenant and are not included in the sale. The electric motor, well, pump and panel sold with the farm. — Compliments of BigIron Realty

Southeast

Otoe County. A total of 109.6 acres sold at online auction for $909,680. This farm is bordered on the south by a good gravel road and a minimum maintenance road on the east. This dryland farm has good soil types, is tiled and terraced on the north end, and is gently rolling. The trees on the north end are included. The farm is rented out for the 2022 growing season. The buyer will receive all of the 2022 rent and is also responsible for the 2022 real estate taxes. — Compliments of BigIron Realty

Clay County. A total of 79.019 acres sold at online auction for $1,106,266. This property is an excellent pivot-irrigated farm in a great location with county road access. The farm lies nice and has 1A and 2A soils, with good drainage. The well and pump sold with the farm, but the pivot and power unit belong to the tenant and were not included in this sale. — Compliments of BigIron Realty

Gage County. A total of 60 acres sold at online auction for $726,000. This is a near-level, undulating farm. Upon signing the purchase agreement, the buyer received full possession of the property, with the property having farming or development value. The Farm Service Agency shows 59.49 acres of cropland. — Compliments of Homestead Land Co. Inc.

Northwest

Scotts Bluff County. A total of 160.43 acres sold for $800,000. This property consists of combination ground with an acreage. There is a seven-tower Pierce pivot with drops on the cropland. — Compliments of BigIron Realty
