Wallace County land sells for $4,500 per acre

Land Sales: Location along a highway is key for farmland’s high demand.

Kansas land values, especially for highly desirable land close to town and along highways for development, are strong.

Consider the Aug. 20 auction of 142 acres of Wallace County land, east of Sharon Springs. The land sold in two tracts. Tract 1 was 38 acres planted to sorghum, with a waterway. Tract 2 was 104 acres, partially planted to sorghum and partial summer fallow. All of the mineral rights transferred to the buyer. The tracts adjoined, but were sold separately. Each was ideal for building sites close to Sharon Springs, with highway access. Tract 1 sold for $4,500 per acre, and Tract 2 sold for $2,200 per acre. Sellers were John R. Ley and Jane S. Ley. Farm & Ranch Realty Inc., Colby, Kan., handled the sale.

Graham County

About 320 acres of Graham County land southeast of Hill City was sold via auction June 17. The tract included crop ground and Conservation Reserve Program acres, which are enrolled until 2025. The grass acres include a pond and a new water well drilled in February. The land sold for $1,000 per acre. The seller was the Brown Living Trust. Farmland Auction & Realty Co. Inc., Hays, Kan., handled the sale.

Pawnee County

About 72 acres of Pawnee County dryland was sold at auction Aug. 2. The parcel sold for $2,350 per acre. The seller was the Shottenkirk Trust. Carr Auction & Real Estate Inc., Larned, Kan., handled the sale.

Edwards County

About 160 acres of Edwards County dryland was sold at auction Aug. 2. The property included an 80- by 56-foot frame shed. The property brought $1,925 per acre. The seller was the Shottenkirk Trust. Carr Auction & Real Estate handled the sale.

Sherman County

About 520 acres of Sherman County land north and west of Goodland was sold at auction Aug. 27. The land was sold in four tracts and included both dryland and irrigated acres. Tract 1 sold for $1,800 per acre. Tract 2 sold for $2,000 per acre. Tract 3 sold for $2,200 per acre. Tract 4 sold for $2,600 per acre. The seller was the Mangus Family Trust. Farm & Ranch Realty Inc. handled the sale.

Lane County

About 750 acres of Lane County land, in three tracts including mineral rights, was sold at auction Aug. 17. The three adjoining tracts were northwest of Dighton. Tract 1 included 150 acres of cropland, and sold for $3,050 per acre. Tract 2 was 300 acres of cropland and 6 acres of grass waterways, and it sold for $3,350 per acre. Tract 3 was 172 acres of wheat and sorghum stalks, with 115 acres of Conservation Reserve Program land. It sold for $1,700 per acre. The seller was the Marvin Pinkston Estate. Farm & Ranch Realty Inc. handled the sale.

Wichita County

About 1,555 acres of Wichita County grass and cropland sold at auction Aug. 10. The Rees Ranch, south of Marienthal, was sold in four tracts. Tract 1 sold with the option for the tenant to plant it to wheat this fall. Tracts 2, 3, and 4 were pasture, with large portions breakable, an opportunity for organic farmers. The sellers’ interest in mineral rights and production transferred to the buyers at closing. Tract 1 brought $2,600 per acre. Tract 2 brought $1,800 per acre. Tract 3 brought $1,600 per acre. Tract 4 brought $1,800 per acre. The sellers were Rees Farm LLC and Rees Ranch LLC. Farm & Ranch Realty Inc. handled the sale.
