Optimism fuels farmland market

There are plenty of buyers, but not many sellers, in the land market right now.

There are plenty of land buyers in the market right now, but not many sellers, according to BigIron Realty. With multiple Coronavirus Food Assistance Program payments going out to farmers over the past few months, low interest rates and improved commodity prices, optimism in the land market is quite high. Marketing time to sell a farm at online auction is about seven weeks, according to BigIron.

The following are several of the most recent sales in Nebraska:


Polk County. A total of 160 acres sold at online auction for $640,000. This combination farm has 113 acres of cropland with the balance in pasture and farmstead. According to the Central Platte Natural Resources District, there are 94.1 certified irrigated acres located on the property. — Compliments of BigIron Realty.


Madison County. A total of 112.86 acres sold at online auction for $559,221.30. This dryland property has excellent soil health by incorporating some of the best soil conservation practices. It has been no-tilled since 1990, has been in a cover crop program for close to 20 years, and the farm has the yield history to prove it. Soils on the property are predominately highly productive silty clay loam and loam, with the balance in loamy fine sands.

There are 86 acres of cropland, 19.98 acres in two Conservation Reserve Program contracts, and the balance is trees and roads. The CRP contract on 15.85 acres expires Sept. 30, 2026, with an annual payment of $3,380. The CRP contract on 4.13 acres expires Sept. 30, 2025, with an annual payment of $680. — Compliments of BigIron Realty.

Madison County. A total of 159.45 acres sold at online auction for $1,203,847.50. This dryland property consists of about 120 acres of cropland and 34.5 acres of grass. There is a submersible well located on the old farmstead. This farm is only minutes away from Lindsay, Neb., and has good gravel road access. — Compliments of BigIron Realty

Northeast and North

Knox and Holt counties. A total of 914.9 acres sold at online auction in three tracts for $4,299,488. These were all pivot-irrigated tracts. — Compliments of BigIron Realty


Clay County. A total of 313.07 acres sold at online auction in four tracts for $2,552,277.50. The four tracts consisted of two pivot-irrigated tracts, one dryland tract and one gravity-irrigated tract. — Compliments of BigIron Realty
