New highs set in land market

Here is a look at some recent land sales in Nebraska, Kansas and Colorado.

NEW HIGHS: New, dramatic highs are being set in land sales in recent months, according to BigIron Realty, which is based in Columbus, Neb. Curt Arens

Some of the land auctions being conducted by BigIron Realty are setting new highs. Interest rates are still favorable, but they are going up. Commodity prices are holding steady, so many sellers are choosing to put land up for auction now, according to BigIron.

The following are several of the most recent sales in Nebraska, Kansas and Colorado, this month all handled by BigIron:

Northeast Nebraska

Colfax County. A total of 84 acres sold for $814,800. This productive, nice-lying dryland farm has about 75 acres of cropland, and it is located on a good gravel road just west of Clarkson, Neb.

Kansas

Reno County. A total of 77.7 acres sold at online auction for $256,410. This land is 76% “prime farmland” composed of Farnum, Funmar, Taver and Solvay loam soils, with 24% Hayes-Solvay loamy fine sand, which is a soil of statewide importance. It has been farmed with high residue management, producing good yields. It has outstanding access with paved roads along the north and east. It was planted to wheat that was harvested in 2022. The seller pays all 2022 and prior year property taxes. Possession went to the buyer after wheat harvest at the closing. The buyer also received mineral rights believed to be 100% intact.

Cheyenne County. A total of 502.13 acres sold at online auction for $1,187,835.50 in four tracts. Tract 1 is 158.66 acres of cropland, of which 35.48 acres is expired CRP. The remaining 123.18 acres is primarily Kuma and Keith silt loam, with 0% to 1% slope. Kuma and Keith are the No. 1 and No. 2 highest-quality soils in northwest Kansas. Tract 2 is 148 acres of 100% Kuma silt loam, with 0% to 1% slope. Tract 3 is 117.32 acres that is 99.2% Kuma silt loam, with 0% to 1% slope. Tract 4 is 78.15 acres that is 100% Kuma silt loam, with 0% to 1% slope.

Colorado

Baca County. A total of 320 acres sold at online auction for $248,000 in two tracts. Tract 1 and Tract 2 are both individually 160 acres of dryland crop ground each that are nearly level, with possession taking place for fall 2022 planting. Both tracts were summer fallowed to prepare for fall planting. On both tracts, sellers retain one-half of the mineral rights for 10 years nonparticipating.
