Telephone, internet and live bidding have been integrated into land sales as the numbers of coronavirus cases continue to soar in Kansas and across the country.

But bidding and prices have still been strong, especially when highly productive, irrigated land comes up for sale.

One such parcel in Sheridan County came up for auction on July 24. That quarter-section, located near Selden, included one irrigation well and a sprinkler system. It also included al mineral rights. The land sold in a single tract and brought $4,500 per acre.

The sellers were Richard and Janice O’Brien. Farm and Ranch Realty of Colby handled the sale.

Lane County

About 800 acres of Lane County land came up for auction on July 21 and sold in four tracts through online, telephone and live bidding.

Tract 1, about 160 dryland acres, sold for $1,400 per acre, while tract 2, another dryland quarter, sold for $1,250. Tract 3, about 160 acres of cropland, was bid in at $1,050 per acre. The final tract, 317 acres with 147 acres of cropland and 173 acres of grassland, brought $1,050.

The land did include mineral rights. The seller retained an undivided half-interest in mineral rights through Nov. 16, 2020, and as long thereafter as production exists. All the sellers interest in mineral rights transferred t the buyer on tracts 2, 3 and 4, while the seller retained all rights to the current production of one oil well located on tract 2.

The sale was handled by Farm and Ranch Realty of Colby.

Hamilton County

About 600 acres of irrigated and dryland cropland, some of it river bottom land, was sold by private auction in July. The property brought $1,725 per acre.

The Smith family was the seller. Faulkner Auction and Real Estate of Ulysses handled the sale.

Gove County

About 160 acres of land enrolled in the Conservation Reserve Program was sold by private auction in July. The land brought $710 per acre.

Fort Hays State University Foundation was the seller. Faulkner handled the sale.

Comanche County

About 190 acres of native grassland was sold by private auction in Comanche County in July. The land brought $628 per acre.

The seller was Brewer. Faulkner handled the sale.

Grant County

About 980 acres of pastureland in Grant County was sold by private auction in July. The land brought $600 per acre.

The seller was Yoder. Faulkner handled the sale.

Rush County

About 320 acres of Rush County land was sold at auction on Aug. 4. The property was sold in three tracts.

Tract 1, surface rights to about 160 acres of dry cropland, brought $1,771.32 per acre, while tract 2, surface rights to about 80 acres of dry cropland, brought $1,650 per acre.

The final tract, surface rights to about 80 acres of dry cropland, all planted to milo, sold for $1,670 per acre.

The sellers were the Franklin and Fredric Trusts. Carr Auction and Real Estate of Larned handled the sale.
