There is a feeding frenzy for land up for auction, according to BigIron Realty, with most tracts having more than 150 bids. Land prices in eastern Nebraska have been up sharply, with prices in western Nebraska up as well, if only slightly less.

Land auctions are getting the highest prices these days versus private sales, according to BigIron, and marketing time is averaging less than 60 days.

The following are several of the most recent sales in Nebraska, Iowa and Missouri, this month all compliments of BigIron Realty.

Nebraska

Northeast

Stanton County. A total of 160 acres sold at online auction for $1,160,000. This property has 114.6 acres of dryland crop ground, with the balance in trees and grass, which makes for excellent hunting.

Southeast

York County. A total of 714.68 acres sold at online auction for $8,616,760.50 in seven tracts. These tracts are sold as mostly dryland with a few acres of grass and trees. A few of the tracts had been irrigated with neighboring pivots. See the results of each tract online at bigironrealty.com.

South-central

Gosper County. A total of 649.48 acres sold at online auction for $1,022,931. According to the USDA Farm Service Agency office, this full section has a combination of 396.75 acres of grass, 238.05 acres of dry cropland and 7.47 acres of CRP with the contract expired on Sept. 30, 2021. A submersible well supplies water to four tanks, and the pasture is cross-fenced into four sections.

Iowa

Clay County. A total of 155 acres in Clay County in northeast Iowa sold at online auction for $1,085,155. This attractive, gently rolling tract consists of 155 acres of dryland located only 2 miles on gravel from county blacktop roads. Previously, this farm raised row crops until being enrolled in four CRP contracts expiring in 2030 and 2031. Additionally, the farm is enrolled in a habitat and public access program agreement with the Iowa DNR through 2026. Seller requires the buyer to remain in these contracts. The remains of the original acreage are situated on 2.5 acres that are not enrolled in any contracts.

Missouri

Pettis County. A total of 156.6 acres sold at online auction for $861,300. This farm in east-central Missouri contains 150 acres of row crops and four acres of pasture. There is a well that is roughly 210 feet deep and a metal outbuilding with electricity.
