Complex transaction show big sale for recreation use, and as grazing land.

Two Wyoming limited liability companies sold their approximate 9,500-acre Two Creek Ranch near Jay Em to Brad and Heather Reese, who operate the nearby Rockin’ 7 Ranch.

The couple, in turn, sold approximately 3,000 acres of the Two Creek Ranch to Marian Johnson of Lingle, Wyo., according to Goshen County records.

“This was a very complex transfer that involved around 20 pages of documents,” a Goshen County official says.

The Two Creek Ranch was listed by Clark and Associates Land Brokers for $7.2 million, or about $785 per deeded acre. The selling price was not available.

According to Goshen County records, the total value of the land and numerous improvements was $2 million in 2016.

The transaction included about 9,175 deeded acres and 360 state and federal lease acres. Most of this is grazing land, but 266 acres are irrigated with two center-pivots.

According to a Clark and Associates brochure, the ranch was owner-rated at 400 cow-calf pairs. The sale included numerous improvements, among them three modest homes, two detached garages, four barns, equipment sheds, shops, several sets of corrals, a grain bin, scales, six windmills, five wells and 3 miles of underground pipeline.

Added appeals are 7 miles of live water, along with trophy mule deer, pronghorn antelope and elk hunting. In addition to running livestock, the Reeses operate a hunting business —a common practice among many working ranch and farm families across Wyoming and the West.

Mineral rights were transferred to the buyers, though the Clark and Associates brochure stated that no oil, gas or other minerals are currently being produced on the ranch.

The sellers were listed as Two Creek Ranch LLC of Glendo, Wyo., and Scolly Downs LLC of Alpine, Wyo. The registered agent for both companies is Kelly Burrows, according to public records.

Southeast Wyoming
Travis Fix sold the 320-acre Fix Ranch near Fort Laramie in Wyoming to Donna Spano of Wallkill, N.Y., according to Goshen County records.

The ranch was listed by Clark and Associates Land Brokers for $220,000, or $688 per acre. The selling price was not available.

The Lands of America website (landsofamerica.com) describes the land as rolling, grass-covered prairie with trees. About 180 acres was enrolled in the Conservation Reserve Program through 2020, while the remaining acreage is grass pasture.

Improvements include an older home, detached garage, barn, loafing sheds and other outbuildings. Goshen County records state that land and improvements were valued at $158,800 in 2016.
