Excellent cropland still bringing strong price at auction

Prices for land of lesser value continue to soften.

HOLDING VALUE: The land that is holding value best is irrigated cropland with a good soil profile.

Excellent cropland in Kansas continues to bring strong prices as borne out in an Aug. 28 auction of 480 acres of land in Ford and Kiowa counties.

The land sold in two tracts, both of which contain excellent silt loam soils and nearly flat terrain. Tract 1, about 320 acres of dryland cropland, brought $1,625 per acre. Tract 2, about 160 acres of cropland, brought $1,800 per acre.

The seller was Manke Brothers Farms. Farm and Ranch Realty of Colby handled the sale.

Ness County
About 230 acres of Ness County land was sold at auction July 9. The property includes 148 acres enrolled in CRP through Sept. 30, 2020, and the balance in pasture. Mineral rights were conveyed with the land. The property brought $675 per acre.

The seller was the Wayne Leikam Estate. Carr Auction handled the sale.

Hodgeman County
Eight tracts of Hodgeman County cropland comprising a total of 2,600 acres was sold at public action on Aug. 21. The tracts included irrigated land, dryland cropland and some acres enrolled in the Conservation Reserve Program.

The top-selling tract was 160 acres, with 120 under center pivot irrigation, and sold for $1,400 per acre.

Tract 2, about 315 acres with 292 acres authorized for irrigation, was bid in at $925 per acre.

Tract 3, about 480 acres with 36 acres in dry cropland and the balance in native pasture, sold for $590 per acre.

Tract 4, about 640 acres with 293 acres in native pasture, 279 acres in terraced dry cropland and the balance in CRP, also with a dilapidated farmstead on the east side of the tract, sold for $920 per acre.

Tract 5, about 240 acres with 87 acres in dry, terraced cropland, 70 acres of native pasture, and 79 acres of CRP, brought $460 per acre.

Tract 6, about 320 acres, with 247 acres in dry, terraced cropland and the balance in CRP, brought $640 per acre.

Tract 7, about 280 acres of dry, terraced cropland, was big in at $410 per acre while the final tract, about 160 acres of CRP ground, brought $670 per acre.

The seller was the Lolita Carder Map Trust. Carr Auction and Real Estate of Larned handled the sale.

Pawnee County
About 275 acres of Pawnee County land was sold at public auction on Aug. 20.

The property sold in two tracts. Tract 1, about 160 acres with 118 acres of dry cropland, 40 acres in pasture, 38 acres in alfalfa and 80 acres in summer fallow, brought $710 per acre.

Tract 2, about 115 acres, all dry cropland, was bid in at $735 per acre.

The sellers were Deanne and Ray Unruh. Carr Auction and Real Estate handled the sale.

Rush County
About 160 acres of Rush county was sold at public action on Aug. 20 The property, all in dry, terraced cropland brought $760 per acre. 

The sellers were Frick and Casey. Carr Auction and Real Estate of Larned handled the sale.
