Stock Realty & Auction Co. reports it is finally seeing solid evidence from recent sales that land has backed up in selling price. In eastern Nebraska, prices are down 10%, and west of Highway 281, prices have declined more than 10%. Marketing time is now up to three months. If a landowner wants a quick sale, it is all about listing the price low enough to get attention.

Northeast
Burt County: 200 acres sold for $1.5 million, or $7,500 per acre. This property is 200 acres of nearly all tillable, prime-irrigated farmland. This high-quality farm has been well cared for, includes three new pivot systems and adequate grain storage. — Compliments of Farmers National Co.
Central
Buffalo County: 231.6 acres sold for $1.2 million. It has a three-quarter mile of Platte River recreational property and 87 acres of tillable cropland. The cropland is gravity-irrigated with an irrigation well. It is an outstanding hunting property in south-central Nebraska. — Compliments of Farmers National Co.
Valley County: 160 acres sold for $360,000, or $2,250 per acre. The farm is a combination of 35 certified gravity-irrigated acres, 18 acres in alfalfa, 10 acres of dryland and 90 acres in pasture. Northwest
Morrill County: 511 acres sold for $635,000. This is a quality farm with a 155-acre pivot-irrigated tract, 119 acres in the Conservation Reserve Enhancement Program and a 238-acre grassland tract. The grass is fenced with an electric pumpjack stock well. — Compliments of Farmers National Co.
