South Dakota ag land sells for $9,500 per acre

HIGH PRICE: An 80-acre tract in Minnehaha County topped the auction market at $9,500 per acre.

Several tracts of land in Minnehaha County, S.D., sold at auction in January and early February. Minnehaha County is one of the leaders in average land values and rents in South Dakota. Judging from the following recent sales, the trend continues.

$9,500 per acre for 89 acres
Approximately 89 acres in northeast Minnehaha County, S.D., sold for $9,500 per acre at an auction in February. The land had an AgriSurety weighted productivity index of 89.8. The general topography was level to nearly level. About 5 acres weren’t tillable. $8,800 for land on city border
A quarter section of land within a half mile of the city limits of Sioux Falls sold for $8,800 per acre. The land is currently being farmed but is in the path of future residential development to the southwest of the city. Only about 139 acres of the tract was tillable. The rest was lowland, trees, roads, a dugout and former building site. About 3 acres had been classified as wetland. Land rented out for $250 per acre sells for $8,400 per acre
Approximately 307 acres in Minnehaha County sold for $8,400 per acre. About 300 acres were tillable with the balance in waterways and low areas. The property was open-ditched, clean and a crop rotation had been followed on it. The productivity rating was 76. The land was rented out for 2017, and the buyer will receive the rent of $79,000, or about $250 per acre, in two installments on April 1 and Oct. 1. — Auction managed and conducted by Wieman Land and Auction Co., Marion, S.D. $5,000 per acre buys Moody County, SD, land
About 98 acres of Moody County land with an AgriSurety weighted productivity index of 62.2 sold for $5,000 per acre at an auction. Land brings $6,700 per acre

Predictable yield
About 75 acres in Turner County sold for $7,300 per acre. With just two soil types, this farm has a predictable yield potential year after year, the sale bill said. Cropland and hunting ground
Forty-nine acres in Hutchinson County, S.D., sold in two tracts at a recent auction. A 39-acre tract, with only 5 non-tillable acres, brought $4,600 per acre. Ten acres of hunting land with trees sold for $2,650. High-quality cropland, beautiful building site
About 220 acres of high-quality cropland and a small pasture north of Beresford, S.D., sold in three tracts for $7,200, $6,300 and $3,400 per acre. “The pasture has potential for a beautiful building site,” the sales brochure said. “There are a total of five building eligibilities.” — Sold by Farmers National Co., Omaha, Neb. Pasture sells for $3,150 per acre
A 160-acre pasture located in Brule County, S.D., sold for $3,150 per acre. The pasture has rural water and a pond. It is cross-fenced and located adjacent to a hunting lodge. In CRP through 2031
About 621 acres in the Conservation Reserve Program in Towner County, N.D., sold for $753 per acre. Portions of the property contained U.S. Fish and Wildlife easements.
