Scarcity in land market keeps prices level

Land Report: If more land comes to market later this year, prices may see a decline.

HOLDING STEADY: Thanks to scarcity in the market, land values are holding steady for the time being – this may change, however, if more land comes to the market later this fall.

Land up for sale is a scarcity, but that scarcity is keeping prices stable. If a lot of land would come to the market this fall, prices may decline. So far, however, scarcity and supply-and-demand are keeping prices level.

Eastern Nebraska

Platte and Merrick counties: 1,246 acres sold for $1,900,150. This property has adjoining divided; both quarters are cross-fenced. All fences are in good shape with either four- or five-barbed wires with CCA-treated fence posts. The Merrick County land has two windmills and one pond, while the Platte County land has one windmill and three ponds. — Compliments of BigIron Realty

Central Nebraska

Custer County: At an online auction, 520.75 acres sold for $653,575. This farm is a well-maintained Sandhills pasture that has a solar well and a cased well. — Compliments of BigIron Realty

South-central Kansas

Reno County: At an online auction, 123.25 acres sold for $234,175. This is all cropland with predominately 80% Farnum and Farnum loam soil types with 0% to 1% slope. — Compliments of BigIron Realty

Sedgwick County: A total of 80 acres sold for $164,000. This farm is on level land, with 77.71 acres of expired CRP grass and the balance in trees and road. There is an abundance of pheasant and deer on the property. — Compliments of BigIron Realty
