Rural acreage in proximity to urban areas command strong prices on the real estate market, and a 43-acre parcel in Sedg­wick County proved to be no exception in a sale that closed June 7.

The property, located about 2.5 miles east of Derby, was sold by written bids. It included a three-bedroom, three-bath house, a two-car attached garage and an additional small, detached garage. There is also access to rural water, and additional acreage provides grass hay, a pond and hunting potential.The property sold for $4,478 per acre.

The seller was not disclosed. Farmers National Co. handled the sale.

Rooks County

About 320 acres of cropland and grass in Rooks County was sold at auction June 18.

The property sold in two tracts. Tract 1, about 160 acres, was 102 acres of cropland with the balance in grass. It sold for $875 per acre. Tract 2, about 160 acres with 65 acres of cropland and the balance in grass, was bid in at $725 per acre.

The sellers were Leland and Lesley Schonthaler. Farm and Ranch Realty of Colby handled the sale.

Cowley County

Three separate farms sold recently in Cowley County.

In a June sale, about 125 acres of land near Dexter sold in three tracts, two tracts of farmland and one tract in creek and timber. The farmland tracts were about 50 acres each. One tract sold for $3,200 per acre and the other brought $3,150 per acre. The recreational land sold for $55,000.

The seller was the Benner Trust. J.P. Weigand and Sons handled the sale.

In the second sale, about 80 acres of Cowley County grassland was sold by pri­vate treaty. The property brought $1,650 per acre.

In the third sale, about 304 acres near Arkansas City was sold in a June sale. The land was about 200 acres of farmland with the rest in pasture, timber and creek. It brought $2,134 per acre.

Harvey County

About 80 acres of Harvey County land with a modular home was sold on June 7. The property brought $200,000, or $2,500 per acre.

Kit Karson County, Colo.

Farm and Ranch Realty handled two farm sales across the border in Kit Carson County, Colo.

On June 7, about 960 acres of organic cropland was sold. The property has highway frontage along U.S. Highway 385 and has been continuously in organic farming for several years.  The property brought $900 per acre.

The seller was the Mabel B. Otto Trust.

In a sale May 23, about 455 acres of cropland, grass and land enrolled in the Conservation Reserve Program was sold in two tracts.

Tract 1, about 155 acres with 66 acres in cropland and the remainder in grass, sold for $575 per acre. Tract 2, about 300 acres with 140 in grass and the balance in CRP, sold for $600 per acre.

The seller of that land was Mason Seaman.
