When you have a property that “has it all,” the bidders come out and the price goes up. And that is certainly what happened when a prime property in Cloud County came up for auction in March. The sale closed April 28.
The 160-acre property had highway frontage on two sides for easy market access. The high-quality farm ground is 97% tillable with gently sloping, mostly Class II soils. It’s located near Sportsman Lake at Jamestown Wildlife Area.
The property sold for $3,250 per acre. The sellers were Wallace and Marilyn Shelley. Farmers National Co. handled the sale.
Franklin County
A 40-acre recreational property located only an hour’s drive from Kansas City came up for sale at the end of April. The property featured excellent deer and turkey hunting in a secluded area accessible only by easement, and offered both bluffs and river bottom. Adjacent cropland, river bottom land, old-growth timber and a year-round stream make the property a game magnet. It sold for $2,525 per acre in an auction handled by Farmers National Co. The seller was not disclosed.
Clark County
About 1,422 acres of contiguous pasture and cropland with excellent wildlife habitat was sold in a deal that closed March 1. The property is next to the Cimarron Bend Wind Farm Project, and the sale included surface rights only.
The winning bid was $850.25 per acre. The seller was the Noble M. Melencamp Trust. Farmers National Co. handled the sale.
Trego County
About 200 acres of Trego County high-quality farmland with level topography was sold at auction in a deal that closed on April 19. The property brought $1,225 per acre. The sellers were Royle, Weir and Brucker. Farmers National handled the sale.
Seward and Meade counties
About 640 acres of cropland in a combination of Conservation Reserve Program and productive dryland cropland was sold in four tracts on April 25.
Tracts 1 and 2 are located in Seward County and are 160 acres each. Tract 1 is mostly in CRP while Tract 2, another quarter section, is dry cropland.
Tracts 3 and 4, also quarter sections, are located in Meade County. Both of those tracts were in dry cropland. The seller retained all mineral rights to all four tracts. The property sold for $728,000 or $1,137.50 per acre. The seller was the Christabel A. Lauinger Administrative Trust. Farmers National handled the sale.
Morton and Stanton counties
About 306 acres of land was offered for sale in two tracts in Morton and Stanton counties in a deal that closed March 1.
Tract 1, about 158 acres, included 154 acres enrolled in CRP, while Tract 2 was about 146 acres with 133 acres in CRP and the remainder of the property in roadways. The land sold for $481 per acre. The seller was the Noble M. Mellencamp Trust. Farmers National Co. handled the sale.
Gray County
About 160 acres of land was sold in a private auction in Gray County in a deal that closed in late February.
The property, located near Montezuma, included 93 acres of cropland and 62 acres of pastures, with the remainder in building sites. Improvements on the property included two metal farm buildings, a two-bedroom home built in 1920 and remodeled in 1994, and two grain bins. It sold for $1,666.25 per acre. The sellers were Eugene and Linda Fry. Farmers National Co. handled the sale.
Pawnee County
About 160 acres of Pawnee County dryland cropland was sold at auction on June 9. All mineral interests transferred to the buyer. The property brought $921 per acre. The seller was the Robert B. and I. Louise Mater Revocable Trust. Farmers National handled the sale.
Ellis County
About 160 acres of dryland farmland with productive soils and good hunting potential sold at auction on June 1. The property offered easy access to markets, with just 1 mile to travel to blacktop road. The land sold for $1,156.25 per acre. The seller was Zahn. Farmers National Co. handled the sale.
Stevens County
Two separate Stevens County farms were sold at private auction in June.
In the first sale, about 160 acres of pastureland enrolled in CRP, along with mineral rights, sold for $114,000 or $712 per acre. The sellers were Mark and Diane Evans.
In the second sale, about 80 acres of farmland enrolled in CRP was sold for $500 per acre. The seller was Martin Johnson Land LLC. Faulkner Real Estate and Auction of Ulysses handled both sales.
Grant County
Three separate farms in Grant County were sold at private auction in June.
About 160 acres of dryland farm ground brought $710 per acre. The sellers were David and Theresa Pucket.
In another sale, about 150 acres of dry cropland brought $650 per acre. The seller was McGillivray.
The third sale was of about 786 acres of dryland and irrigated farmland. It was sold at private auction in six tracts, five of cropland and one for mineral rights.
Tract 1, about 160 acres of irrigated farmland, brought $1,600 per acre while Tract 2, about 160 acres of dryland cropland, brought $925 an acre. A second dryland quarter was bid in at $900 per acre.
Tract 4, about 146 acres of dryland cropland, brought $1,100 per acre, while Tract 5, about 160 acres of irrigated farmland, brought $1,100 per acre. The final tract, the mineral rights to all tracts, brought $95,000. The seller was Koehn. Faulkner Real Estate and Auction of Ulysses handled the sale.
Haskell County
About 160 acres of dryland farm ground in Haskell County was sold at private auction in June. The property brought $1,250 per acre. The seller was Dimond Etal. Faulkner handled the sale.
Hamilton County
About 855 acres of dryland farm ground was sold at private auction in Hamilton County in June. The property sold in three tracts. The first, about 555 acres, brought $875 an acre. The second, about 120 acres, was also bid in at $875 per acre, and the third, about 160 acres, brought $600 per acre. The seller was Farmers Bank of Osborne. Faulkner handled the sale.
Rice County
About 374 acres of Rice County land was sold at auction on May 2. The land included 245 acres of cropland, a recreational sand pit and about 1 mile of Arkansas River frontage with excellent hunting potential. The property also included two wells permitted for 212 acre-feet, but the wells have not been pumped for a number of years. The property brought $1,900 per acre. The seller was the Peter Family. Carr Auction and Real Estate of Larned handled the sale.
Stafford County
About 156 acres of Stafford County land was sold at auction on May 3. The property included about 65 acres planted to wheat and 90 acres in milo stubble and brought $1,560 per acre. The seller was the Carol Louan Talley Revocable Trust. Carr handled the sale.
