Kansas land sales varied from late July through August across much of the state. Auction prices for dryland acres from the previous month, in the west particularly, showed the effects of interest rates on buyers’ purchasing power. Exceptions included acres that provided highway access or offered mineral rights or wind interests.
Central Kansas dryland and grass acres seemed to fare better, with some high interest shown in Rice County acres that offered either an ideal homesite or oil rights.
Rooks County. About 134 acres of dryland located south of Plainville, Kan., sold at auction July 23. The two adjoining tracts of about 67 acres each were located just 2 miles south of Plainville along U.S. Highway 183, offering a great location for a new house or livestock operation with good access to the road. Each tract sold for $2,800 per acre. The Rita E. Malin Trust was the seller. Farm & Ranch Realty Inc. of Colby, Kan., handled the sale.
Gove and Lane Counties. About 960 acres of dryland and grass in Gove and Lane Counties sold at auction July 30. Tracts 1 and 2, each 320 acres of dryland and in 2024 wheat stubble, were located in southwest Gove County, north of Healy. They sold for $2,300 per acre and $2,100 per acre, respectively. Tract 3 was 310 acres of wheat stubble with a bit of grassland and summerfallow in Lane County, just north of Alamota. It sold for $2,000 per acre. The sellers were Riemann Trusts and Hell Creek Ranch. Farm & Ranch Realty Inc. handled the sale.
Decatur County. Four tracts of about 640 total acres of Decatur County dryland and grass sold at auction Aug. 2. The four tracts were located south of Oberlin, Kan., just west of U.S. Highway 83. Each tract was 160 acres, and all mineral rights, which were 100% intact, went to the buyers of each tract. Tract 1, which was about 144 acres of cropland and 16 acres of grass, sold for $2,400 per acre. Tracts 2 and 3, which were mostly cropland, sold for $2,800 per acre and $2,900 per acre, respectively. Tract 4, which was 126 acres of cropland and 33 acres of grass, sold for $2,300 per acre. The seller was the Marcuson family. Farm & Ranch Realty Inc. handled the sale.
Rice County. Six tracts of Rice County land, totaling about 1,133 acres, sold by online auction Aug. 20. The land had been owned by the same family for generations, with prime soils and excellent FSA bases and payment yields, as well as the seller’s mineral rights, which were believed to be 100% intact. Tract 1, 236 acres, planted to grain sorghum for 2024 harvest and fallow, located north of Chase, sold for $3,450 per acre. Tract 2, with 124 acres of wheat stubble and about 30 acres of prairie hay lease, north of Chase along a paved road, sold for $3,100 per acre. Tract 3, about 158 acres of wheat stubble and forage with an oil tank battery and producing oil well, sold for $4,100 per acre. Tract 4, 108 acres of cropland bordering Little Cow Creek, sold for $2,900 per acre. Tract 5 was 158 acres just 1.5 miles east of the Lyons school complex and offered a home site surrounded by pasture that’s cash-leased currently and about 112 acres of cropland. It sold for $5,050 per acre. Tract 6, about 314 acres of wheat stubble, grain sorghum and fallow with grass waterways and a new pod for livestock water, sold for $2,700 per acre. The sellers were Brett Spear, Mike Spear, Terry Brock, Diane Andrews, Marcia Morales, Janice Robertson and the Jessie E. Wharton Trust. BigIron Realty handled the sale.
Kit Carson County, Colo. About 1,280 acres of dryland wheat ground and grass in Kit Carson County, Colo., sold at auction Aug. 16. The land, all located south of Seibert, Colo., sold in four tracts, with Tract 4 including a wind turbine, with all of the seller’s interest in wind royalty income transferring to the buyer. Tract 1 was 320 acres of dryland with some grass waterways and sold for $1,750 per acre. Tract 2 was 310 acres of dryland with about 10 acres of grass, and it sold for $1,550 per acre. Tract 3 was 330 acres of dryland and sold for $1,400 per acre. And Tract 4, including the wind turbine, was 315 acres of buffalo grass and sold for $1,650 per acre. The seller was Alila M. Carpenter Trust. The sale was handled by Farm & Ranch Realty Inc.
