High-quality land remains steady

Values are still lower compared to last year. Here's a look at some of the latest land sales.

HOLDING STEADY: Although prices are down from a year ago, high quality land in Nebraska has remained steady over last month's prices, Stock Realty and Auction Co. reports.

High-quality land in the Corn Belt has remained steady from last month, although down from last year. Land auctions offered "with reserve" oftentimes do not sell because of lack of buyer participation, according to Stock Realty and Auction Co. Land sold at unreserved auction by a company that has a good reputation for always selling without reserve will get the fair market value. Stock Realty and Auction Co., St. Edward, a licensed real estate broker in eight states, compiles the reports for this column, but not all sales are handled by Stock each month. Northeast

Boone County: 155.07 acres sold for $1.28 million at private treaty. This is a pivot-irrigated farm with great access bordering a blacktop highway close to local markets. There are 152 certified irrigated acres with an older, well-maintained Valley pivot. — Compliments of Stock Realty & Auction Co.

East

Cass County: 77.39 acres sold for $355,994 at auction. Located between Omaha and Lincoln, a 30-acre lake is surrounded by native grasses. Habitat developed for strong waterfowl and fishing. — Compliments of Farmers National Co.

Saunders County: 78.6 acres sold for $644,520 at auction. This is an excellent irrigated bottom farm that is 96% tillable. Nice, productive soils with 85% Class II soils and 99% Class II and III soils. This parcel includes an irrigation well. — Compliments of Farmers National Co.

Butler County: 154.7 acres sold for $835,380 at auction. This property is flat to rolling dryland row crop ground, with good soils and some terraces on the south 80 acres. The property is 85% tillable with strong appeal. Some trees provide wildlife habitat. — Compliments of Farmers National Co.

North

Holt County: 320 acres sold for $616,000 at auction in two tracts. Tract 1 is pasture and hay meadow, with good tree protection, electric stock well, additional windmill and a dugout. This tract, consisting of 160 acres, brought $2,100 per acre. Tract 2 is all hay meadow with access to a minimum-maintenance road.
