The tradition of top dollar for great quality land was borne out again in Haskell County sales of two estates in private auctions conducted by Faulkner Real Estate and Auction of Ulysses.

About 1,155 acres of irrigated land with intact minerals was sold in 9 tracts for the Henry Nightengale Estate, with each tract topping $2,000 and several selling as high as $3,500.

Tract 1, about 160 acres, brought $3,200 per acre, while Tract 2, about 480 acres, brought $2,250 per acre and Tract 3, about 160 acres, was bid in at $3,550 per acre.

Tract 4, about 54-acres of irrigated land with minerals, brought $3,150 per acre, while Tract 5, 154-acres, was bid in at $3,500 per acre.

Tract 6, about 150-acres, brought $3,500 per acre, while Tract 7, about 640 acres, sold for $2,600 per acre.

Tract 8, about 136 acres, brought $3,300 per acre while the final tract, a 15-acre plot with improvements including a home, tenant home, anhydrous storage, shop and grain storage, was sold for $480,000.

In another estate sale, about 62 acres of irrigated cropland, some irrigated and some dryland with minerals, brought $2,000 per acre. A second parcel for the same seller, about 10 acres of irrigated cropland with minerals, brought $2,250 per acre. The seller was the Luella Koehn Estate.

In a third Haskell County sale, also handled by Faulkner, about 160 acres of farmland enrolled in the Conservation Reserve Program brought $1,065 per acre. The seller in that sale was Cox et al.

Seward County
Surface rights only to about 640 acres of irrigated Seward County cropland continued the trend of high-dollar bidding. The property included a 575-GPM well, well pump, gearhead, 8-tower Valley pivot and an 8-tower Zimmatic pivot. The corners were planted to grass.

The land sold in a private phone auction for $3,625 per acre.

The sellers were Shari Kitten and Kim Angell. Jim Hush Auction of Plains, Kan., handled the sale.

Marion County
About 160 acres of Marion County land was offered for sealed bid sale that closed in December. The property was offered in two tracts which sold together for $2,064 per acre. The seller was not disclosed. Farmers National Company handled the sale.

Decatur County
About 315 acres of Decatur County farmland was sold at auction in December. The property, located near New Almelo included 123 acres of cropland, 147 acres of pasture with the balance enrolled in the Conservation Reserve Program.

The property brought $951 per acre. The seller was Melissa Davis. Farmers National Company handled the sale.

Greeley County
About 1,120 acres of highly productive dryland cropland located close to grain markets was sold at auction in January. The farm was sold in four tracts, all cropland, and all sold together for $1,100 per acre.

The seller was UMB Bank as Trustee of the Gano Pearson Interim Trust. Farmers National Company handled the sale.

Gove County
About 320 acres of Gove County cropland with a farmstead and building site were sold at auction on Jan. 16. The property included the land, buildings and related equipment of the Paramount Seed Business.

The property was divided into four tracts.

Tract 1, about 210 acres of cropland, was sold for $1,650 per acre. Tract 2, the farmstead , home and comprehensive seed system including the exclusive marketing rights to several proprietary barley varieties from the University of Nebraska, Texas A&M and Penn State, brought $130,000. Track 3, about 59 acres of cropland, brought $1,650 per acre. Tract 4, a building site of about 6 acres, was bid in at $16,000. The seller was Leon C. Neher, doing business as Paramount Seed.

Farm and Ranch Realty of Colby handled the sale.

Stanton County
About 790 acres of cropland, all of it enrolled in CRP, was sold at private auction in January. The property sold in four tracts, one of 310 acres and three of 160 acres each. The sale price was $870 per acre on all four tracts. The sellers were James and John Henry. Faulkner Real Estate and Auction of Ulysses, Kan., handled the sale.

Lane County
About 640 acres of farmland, some of it in CRP and some in native grass was sold at private auction in January. The property brought $450,000, or $703 per acre. Blue Bell Farms was the seller. Faulkner handled the sale.
