Auction Report: Not a lot of land is trading, but prices are exceeding some expectations.

There hasn’t been a lot of land up for sale this winter, says Jim Thorpe, of Thorpe Realty and Auction, Aberdeen, S.D. But some farms have sold for more than what many people expected.

Brown County cropland sells for $6,200
Approximately 162 acres in Brown County, S.D., sold for $6,200 in an auction in January. — Auction managed and conducted by Thorpe Realty and Auction, Aberdeen, S.D. Phone: 605-225-7776. Website: thorperealtyauction.com.

Lincoln County, SD, land for $5,560
Approximately 130 acres south of Canton in Lincoln County, S.D., sold for $5,650 per acre this winter. The property included an acreage site, cropland and pasture. The land is in a corn-soybean rotation and was available to the new owner for the 2017 crop year. The acreage included a 700-square-foot ranch home built in 1953 and a 1½ story home built in 1874 (not lived in). Steele County, ND, land sells for $3,375
Approximately 160 acres in Steele County, N.D., sold for $3,375 per acre in a sealed bid auction. The land consisted of 147 acres of cropland. It had class II soils and a productivity index of 76. Edmunds County pasture and cropland sells
Approximately 160 acres of pasture and 240 acres of grass in Edmunds County, S.D., bought $2,750 and $5,700 per acre respectively at an auction in January. — Auction managed and conducted by Thorpe Realty and Auction, Aberdeen, S.D. Phone: 605-225-7776. Website: thorperealtyauction.com.

Land in hills of Union County, SD
Approximately 65 acres of cropland in Union County, S.D., sold for $8,050 per acre in February. The land was in the rolling hills south of Alcester, about 6 miles from the Iowa border. The land was in a corn-soybean rotation and was available to the new owner for the 2017 crop year. ‘Very motivated’ sellers offer land
Approximately 158 acres of land in Charles Mix County, S.D., sold for $4,100 per acre in March. The farm consists of about 77 tillable acres with a 90.7 Surety/Agridata soil rating. The rest of the land was seeded into grass and alfalfa and has a soil rating of 91. The sellers were “very motivated,” according to the sale bill. Brookings County CRP land sells
A 153-acre farm in Brookings County, S.D., that had cropland, pasture, an acreage site and good hunting and recreational possibilities sold for $4,100 per acre at an auction in February. The property included 103 acres of cropland that was enrolled in the Conservation Reserve Program through 2019 for $9,111 per year. Approximately 40 acres was being utilized as pasture and was rented out for the 2017 season. The buyer got a $2,600 credit. The property also had the potential for a building/acreage site.
