STEADY LAND VALUES: Although farmland values have fallen some from the peaks of a few years ago, good-quality cropland is selling for $1,000 to $2,500 per acre.

Farmland sales show prices holding steady

While land values are down somewhat from a peak a few years ago, they are still strong.

Reported land sales in Kansas over the last month to six weeks reflect steady prices in the range of $1,000 to $2,500 per acre range for high-quality ground and between $600 and $1,000 for grassland.

One of those sales took place in Norton County on May 15 when 320 acres of cropland was sold at auction. The property and sold in two tracts.

Tract 1, about 160 acres of good, productive cropland, sold for $2,300 per acre. Tract 2, about 145 acres of cropland with the balance in grass and waterways, sold for $1,750 per acre.

The seller was the Marvin W. Wudtke Trust. Farm and Ranch Realty handled the sale.

Russell County

About 320 acres of Russell County land was sold at auction on May 21. The property was sold in two tracts. Tract 1, about 160 acres, included 101 acres of dry cropland, 22.13 acres of land enrolled in the Conservation Reserve Program with the balance in creek with trees. That tract sold for $1,650 per acre.

Tract 2, surface rights to 160 acres of land consisting of expired CRP grass, pasture, cropland and trees, sold for $925 per acre.

The seller was the Miller Family Trust. Carr Auction and Real Estate handled the sale.

Logan County

About 240 acres of Logan County land was sold at auction on May 21. The property sold in two tracts.

Tract 1, about 160 acres of dry cropland with about 50 acres planted to wheat, sold for $1,170. Tract 2, about 80 acres enrolled in CRP, sold for $700 per acre.

The seller was the Miller Family Trust. Carr Auction and Real Estate handled the sale.

In another Logan County sale on May 12, about 320 acres of cropland sold at auction. The land sold in two tracts. Tract 1, about 160 acres of dry cropland, sold for $950 per acre. Tract 2, also 160 acres of dry cropland, brought $1,225 per acre.

The seller was Marvin Laeger. Farm and Ranch Realty of Colby handled the sale.

Meade County

About 240 acres of farmland, grass and mineral rights sold at private auction. The land sold for $975 per acre. The seller was Stoltzfus Land and Cattle LLC. Faulkner Real Estate and Auction of Ulysses handled the sale.

Stevens County

Faulkner Real Estate and Auction of Ulysses handled sales of land in Stevens County in nine private auctions that closed during April, May and June.

In the first sale, about 160 acres of irrigated land sold for $1,800 per acre. The sellers were Shafer Family Farms, LLC. In the second sale, about 640 acres of irrigated land with 25% of minerals sold for $4,500 per acre. The seller was Thomas G. Schnittker Trust & Kay L. Schnittker Trust.

In the third sale, about 320 acres of native grass sold for $560 per acre. The seller was KMS Farms and Kevin & Misty D. Slemp individually. In the fourth sale, about 110 acres of dryland farmland sold for $650 per acre. The sellers were KMS Farms.

In the fifth sale, about 160 acres of dryland farmland sold for $725 an acre. The seller in that sale was KMS Farms. In the sixth sale, about 160 acres of dryland farmland sold at private auction for $885 per acre. The seller was Veazey.

In the seventh sale, about 160 acres of dryland cropland sold for $1,215 per acre. The seller was Veazey. In the eighth sale, about 160 acres of dryland cropland sold for $700 per acre. The sellers were Shafer Family Farms, LLC.

In the ninth sale, about 1,280 acres of native grass sold for $500 per acre. The sellers were Larry & Karen Yoder.

Hamilton County

Faulkner Auction and Real Estate of Ulysses had four sales of quarter-sections of land in Hamilton County during April, May and June.

The first sale, about 160 acres of farmland enrolled in CRP sold for $570 per acre. The sellers were the Lewis M. Gum Testamentary and the Mary Ellen Gum Estate.

In the second sale, about 160 acres of farmland sold for $650 per acre. The seller was the Mary Ellen Gum Estate.

In the third sale, about 160 acres of farmland sold for $640 per acre. The sellers were the Mary Ellen Gum Estate.

In the fourth sale, about 160 acrres of farmland sold for $640 per acre. The seller was the Mary Ellen Gum Estate.

Johnson County

About 1,120 acres of Johnson County land was sold in three tracts in a June private auction. Tract 1 sold for $900 per acre; tract 2 sold for $775 per acre and tract 3 was bid in at $900 per acre.

The sellers were the Joseph H. Reed (1/2 interest) and Joan L. Bramlett (1/2 interest). Faulkner Real Estate and Auction of Ulysses handled the sale.
