High-quality, irrigated cropland — even with a Local Enhanced Management Area in place — is still commanding a strong price at auction in Kansas.

Case in point is the sale of 160 acres in Thomas County on Sept. 21.

The land has one irrigation well covered by Water Right File 15758. It is part of the GMD#4 LEMA, permitted for 808 acre-feet for the five-year period of 2018 through 2022.

The auctioneer noted the land is an excellent quarter-section with great water. It is also located close to markets at both elevators and feedlots. The seller’s mineral rights transferred to the buyer.

The property brought $5,300 per acre at auction. The seller was the estate of David Houston. Farm Ranch and Realty of Colby handled the sale.

Ness County
About 230 acres of Ness County land was sold at auction July 9. The property includes 148 acres enrolled in CRP through Sept. 30, 2020, and the balance in pasture. Mineral rights were conveyed with the land. The property brought $675 per acre.

The seller was the Wayne Leikam Estate. Carr Auction handled the sale.

Rush County
About 160 acres of Rush County land was sold at public action Aug. 20. The property, all in dry, terraced cropland, brought $760 per acre. 

The sellers were Frick and Casey. Carr Auction and Real Estate of Larned handled the sale.

Barton and Rice counties
About 560 acres of cropland and grassland with a farmstead were sold at auction Sept. 18. The property was sold in seven tracts, one in Barton County and the remaining six in Rice County.

The property was described as prime farmland and grassland with minerals and production remaining with the seller for as long as production exists on tracts 2, 3, 4 and 5.

Tract 1, about 80 acres of cropland, sold for $3,200. Tract 2, about 50 acres of cropland, brought $1,550.

Tract 3, a farmstead on about 3 acres of land, brought $1,000 per acre, while Tract 4, about 40 acres of grassland, brought $1,200 per acre.

Tract 5, about 60 acres of cropland, brought $1,550, and Tract 6, about 160 acres of grassland and pasture, brought $1,600 per acre. The final tract, about 160 acres of grassland, was bid in at $850 per acre.

The seller was Sieker Ag LLC. Farm and Ranch Realty handled the sale.

In another Barton County sale, about 80 acres of dry cropland, 63 acres in crops and the balance in grass pasture was sold at auction of $2,020 per acre. The sellers were David A. and Linda J. Zecha. Carr Auction and Real Estate handled the sale.

Pawnee County
About 275 acres of Pawnee County land was sold in two tracts at an auction Aug. 20. Tract 1, about 160 acres with 118 acres in dry cropland, 40 acres in pasture, brought $710 per acre.

Tract 2, about 115 acres of dry cropland was bid in at $735 per acre. The sellers were Deanne Unruh and Ray Unruh. Carr Auction and Real Estate of Larned handled the sale.

In another Pawnee County sale, about 80 acres of dry cropland was sold in a deal that closed in August. The property, featuring high quality silt loam soils, sold for $1,600 per acre. The seller was not disclosed. Farmers National Company handled the sale.

Bourbon County
About 160 acres of good quality Bourbon County cropland was sold at auction in a deal closed Aug. 23.

The land was gently rolling cropland with Class III soils, located close to good grain markets with access to Highway 54. It sold for $2631.25 per acre. The seller was not disclosed. Farmers National handled the sale.

Edwards County

About 320 acres of Edwards County dry cropland, all open ground, was sold at auction Sept. 11. The property brought $920 per acre. The seller was the Joseph H. Palkowitsh Revokable Trust. Carr Auction and Real Estate of Larned handled the sale.
