Agricultural land in Nebraska continues to sell well

Many producers are anticipating higher grain prices after the phase one trade deal between the U.S. and China.

Land is selling well, BigIron Realty reports. With the phase one trade deal with between the U.S. and China in place, many producers are waiting for and anticipating higher grain prices. The average marketing time to sell a farm online (for best results) is six weeks.

BigIron Realty of Columbus, Neb., a licensed real estate broker in eight states, compiles the reports for this column, but not all sales are handled by BigIron each month. Contact BigIron at 800-887-8625. The following are several of the most recent sales:

York County. A total of 272.64 acres sold in three tracts at online auction for $2,792,105.50. Tract 1 consists of 157.63 acres of pivot-irrigated cropland with a history of seed production, and it brought $11,250 per acre. Tract 2, which includes 79.77 acres of pivot-irrigated farm ground with an eight-tower Zimmatic pivot and a rolling propane tank, brought $8,950 per acre. Tract 3, 35.24 acres of crop ground featuring excellent soil types and a strong production history, brought $8,650 per acre. — Compliments of BigIron Realty

Platte County. A total of 160 acres sold in two tracts at online auction for $1,152,000. Tract 1 and 2 both were 80 acres with a history of irrigation that both sold as dryland. No irrigation equipment was sold with the farm. — Compliments of BigIron Realty

Polk County. A total of 93.52 acres sold at online auction for $626,584. This productive dryland farm offers excellent soils, lies on level terrain and is next to a good gravel road. Local markets are minutes away in Shelby. — Compliments of BigIron Realty

Hall County. A total of 79.54 acres sold at online auction for $415,386.50. This is a productive, gravity-irrigated farm close to local markets. The farm has 66.96 irrigated acres, according to the Central Platte Natural Resources District. A good blacktop road provides great access. A creek runs through the farm, with some wooded ground, providing a good recreational opportunity for hunting, fishing and camping. The sellers have installed a footbridge to cross the creek to the north. The gravity pipe used to irrigate goes with the farm, as does a co-op grain bin. Some underground pipe is used to irrigate. Hall County. A total of 80.49 acres sold at private treaty for $417,589. This is a nice, gravity-irrigated farm with excellent access to local markets. There are 48.47 certified irrigated acres on the north end, according to the Central Platte NRD. Gravity pipe is included in the sale.
