LATEST SALES: Farmland continues to sell at auctions.

Spring and early summer land sales in Dakotas included some good cropland in the eastern part of South Dakota. It sold for $6,500 per acre. Several pasture units and even some reclaimed coal mine land were sold at auctions, too.

An 80 sells for $6,500 per acre

Eighty acres in Lake County, S.D., sold for $6,500 per acre at an auction in June. The acreage consisted of about 62 acres of cropland. The remainder was pasture and roadway. According to the Lake County assessor, the soils on this farm have an overall soil rating of 0.658, and similar information obtained from Surety Agri-Data Inc. indicates that this land has a productivity index of 69.7. Excellent farming, hunting land sold for $3,700 per acre

A “secluded, one-of-a-kind property,” according to the sale bill, consisting of about 520 acres and a “turn-key” furnished home and guesthouse, sold for $3,700 per acre at an auction in May. Built in 2009, the home has an open floor plan including a great room with wood-burning stove, a dining area and a kitchen with custom built-in cabinets. A hobby or guest building with a screened-in porch and wood-burning stove was included. About 470 acres of the parcel is cropland. The crop productivity index topped out at 75.2. Grassland with easements brings $1,400 per acre

About 640 of grassland in Hyde County, S.D., sold in two tracts for $1,200 and $1,400 per acre, respectively, at an auction in April. Both tracts had wetland and grassland easements on them. Each had quality grass, rural water, dugouts, and some new perimeter and cross fences. The soil had an average productivity rating of 0.74. “If you are a cattle producer looking for a turn-key, rotational grazing operation with quality grass for your herd, or if you are looking for an investment with recreation, your opportunity is here to own four quarters of grassland in northern Hyde County, S.D.,” the sale bill said. Reclaimed coal mine land

Reclaimed coal mine land described as “excellent pasture and hay ground” sold for $1,230 per acre at an auction this spring. The Mercer County, N.D., property had fences that were in great condition, according to the sale bill. Lease auction held

An auction was held for a three-year lease of 730 acres of pasture and cropland in Gregory County, S.D., this spring. The winning bid was $86 per acre. Auction managed and conducted by Dan Clark Auction and Realty, Winner, S.D., 605-842-3300, danclarkauctionsales.com.

Pasture sells for $1,500 per acre
