Here are some recent land sales in northeast, east and southeast Nebraska.

KEEPS GOING UP: Racing against higher interest rates, land sales continue to set all-time highs, according to BigIron Realty, which is based in Columbus, Neb. Curt Arens

Land auctions being conducted by BigIron Realty continue to set all-time highs. BigIron says that there are sellers racing to market their land before interest rates go any higher, and buyers who are racing to make their land purchases for the same reason.

It is what BigIron is calling a “perfect storm,” with a dozen or more bidders active on each farm they are selling.

BigIron Realty of Columbus, Neb., a licensed real estate broker in eight states, compiles the reports for this column. However, not all sales are handled by BigIron each month. For more information, contact BigIron at 800-887-8625.

The following are several of the most recent sales in Nebraska, this month all handled by BigIron:

Northeast

Cuming County. A total of 80.76 acres sold at online auction for $856,056. This highly productive dryland farm is located on Highway 32, west of West Point or north of Dodge. There are 77.1 acres of cropland, with the balance being the creek line that runs through the property. Access to the south of the farm is through a driveway included in the sale, coming off the east road.

East

Washington County. A total of 48.5 acres sold at online auction for $526,225. This tract of dryland is a combination of cropland and grass, along with trees and a creek with lots of hunting opportunities. There is no building site on this property.

Dodge County. A total of 120 acres sold at online auction for $1,242,000. This property has about 94 acres of dryland crop ground with the balance being grass and a shelterbelt located by the acreage. There is a one-and-a-half story home located on the property that has been a rental for many years. The farm is located on a good gravel road and is only 1 mile off Highway 79.

Seward County. A total of 120 acres sold at online auction for $942,000. This property consists of 92.04 acres in the Conservation Reserve Program. The annual payment is $160 per acre, which is paid at the end of September each year. This contract will expire Sept. 30, 2023. Because these acres were previously farmed, they can be farmed again after the contract expires, if desired. The condition of these acres is excellent, with great weed control. The balance of the property is made up of grass for hay and trees. The land is rolling, which is typical for the area, and it is located 1 mile west of Twin Lakes Wildlife Refuge and could be prime development property.

Southeast

Nemaha County. A total of 150.97 acres sold at online auction for $2,505,106. The prime-quality piece is gently terraced and is being farmed with high-residue management, producing good yields. It has outstanding access located directly south of Highway 136, four-and-a-half miles east of Auburn. Two asphalt approaches off Highway 136 make for easy access. The land was planted to soybeans in 2022. The seller pays all 2022 and prior year property taxes. Possession went to the buyer after soybean harvest was completed.
