Land is still selling at all-time high prices, but there are hints that the top of the market has been put in. About 1 out of 10 farms on the market will sell for a little less than two years ago. Marketing time for a farm right now is about 60-90 days, depending on the area. This month, all the representative sales are courtesy of BigIron Realty.
Northeast
Stanton County. A total of 155.76 acres sold at an online auction for $1,440,780 or $9,250/acre. The property has good gravel road access and is only a half-mile off Highway 275. On the southeast corner of the farm, there is an open front shed and a submersible well that has recently been repaired and updated. According to the Stanton County FSA, there are 142.47 cropland acres with the balance in terraces, waterways and grass.
Boone County. A total of 152.08 acres sold at an online auction for $859,252 or $5,650/acre. This is a combination dryland farm close to Cedar Rapids with great access via a well-maintained gravel road, and it is close to local markets. There are 119.04 acres of dry crop ground and 32.98 acres of pasture, according to the Boone County FSA. The crop ground is in corn and alfalfa this past season. There is an acreage on this quarter, but it has been sold and surveyed out, and is not included in this sale.
East
Hamilton County. A total of 156.79 acres sold at an online auction for $2,320,492 or $14,800/acre. This is a prime pivot-irrigated farm with a great location and highway access. The farm lays flat and is close to an ethanol plant. Included in the sale was a seven-tower Valley pivot, Isuzu diesel power unit and generator. The house on the farm has been vacant and was sold in “as is” condition.
Southeast
Nemaha County. A total of 138.77 acres sold at an online auction for $1,255,868.50 or $9,050/acre. This Nemaha County farm overlooks the city of Auburn and the Little Nemaha River valley, with breathtaking views. The farm is gently rolling, with meticulously maintained terraces, drain tile and risers. Exceptional and verifiable harvest production numbers reached 61 bushels per acre for soybeans and 206 bushels per acre for corn in 2023. The FSA reports total crop ground acres at 137.81 and base acres at 134.01. Soils on this farm rank high for the area with a NCCPI score of 59, which includes Yutan, Judson, Zook and Aksarben clay loams.
