Land inventory is down, so not as many farms are selling, making it a seller’s market. The marketing time required to sell a farm is about 60-90 days.
Northeast
Cuming County. A total of 108.84 acres sold at an online auction for $1,480,224 or $13,600/acre. This high-quality dryland farm lies flat to gently sloping, has good gravel road access on the west side and is less than a mile off Highway 51. (Courtesy of BigIron Realty)
East
Polk County. A total of 222 acres sold at auction in two tracts. Tract 1, containing 147.38 acres, sold for $2,328,604 or $15,800/acre. This is a level tract of land consisting of mainly Class 1-2 soils. There are two irrigation wells with electric power and a new Zimmatic center pivot that was installed in May 2024. There is a 40-foot-by-60-foot Quonset building with concrete floor on the northeast corner of the farm as well as two older grain storage bins. Tract 2, containing 75 acres, sold for $615,000 or $8,200/acre. This is a pivot-irrigated tract of land consisting of Class 1-4 soils. Lancaster County. A total of 78.94 acres sold for $789,400 or $10,000/acre. This property, located just north of Lincoln, Neb., in the Highlands area, presents excellent potential for development or for a country home. There are many appealing building site options available. It is a highly tillable farm with rolling terrain and a few trees. The land is mostly terraced and features good soil. Southwest
Lincoln County. A total of 618.2 acres sold at auction for $805,000 or $1,302.17/acre. This property has excellent access, located 10 miles west of Highway 83, bordered by Highway 23 to the south, Game Trail Road to the east and Nelson Road to the north. It includes an unregistered windmill well supplying water to a 9-foot tank and a registered solar submersible well supplying water to a 30-foot bottomless tank. (Courtesy of Agri Affiliates)
